Premium residential properties and investment properties remain in demand

The Swiss property market remains robust despite moderate economic growth and ongoing geopolitical uncertainties. A shortage of supply, attractive financing terms and high demand are driving up prices for both premium residential properties and investment properties.

Upmarket residential properties

Demand for high-quality residential property remains high, particularly in the Zurich and Central Switzerland regions and in the Alpine second-home markets. Limited supply and Switzerland’s appeal as a location continue to drive prices upwards, even though the pace of growth has recently stabilised somewhat.

Investment properties

Residential investment properties continue to benefit from low vacancy risks and strong investor demand. At the same time, hotel properties remain a focus for institutional and private investors thanks to their solid performance and attractive return prospects.

Indirect real estate investments

The primary market for listed property funds and property companies remains buoyant. At the same time, regulatory issues such as rent controls and possible amendments to the Lex Koller continue to occupy market participants.
